1. What is the Global New Home Resorts portal?

The newest WorldProperties.com feature is the Global New Home Resorts portal. It features high quality new construction products by established developers—primarily targeting holiday home and investment buyers. Only brokers and agents of ICREA Member Associations can participate and represent the developer.


2. What is ICREA’s role with respect to the Global New Home Resorts portal?

ICREA has entered into an agreement 1 with Global New Home Resorts 2 to market broker assisted new development/resort properties for sale around the world. This market segment is growing rapidly and the international clientele for these properties is buying in increasing speeds and quantities around the world. In order to provide global exposure for these new developments/resort properties and to secure a greater role for real estate agents in their marketing and sales, ICREA has set up a Global New Home Resorts portal (GNHR) on Worldproperties.com.


3. Who can use the service?
The WorldProperties.com Global New Home Resorts is a service for:
  • Consumers
  • Buyer brokers
  • Listing brokers
  • Referring brokers
  • Builder/Developers

This service will introduce a unique lead management system enabling brokers and agents to register their interested buyer and/or developer clients and service them by providing them the requested information about specific new development/resort properties.

The system is uniquely designed for ICREA brokers and agents to receive a referral fee in the event there is a successful transaction through the lead management system. This puts the broker and agent in the centre of the (international) transaction.

Only brokers and agents who belong to one of the Member Associations can represent builders/developers on WorldProperties.com. Participating builder/developers do not need to be based in an ICREA-member country as long as they are represented by an ICREA-affiliated broker or agent.


4. When can I use the service?
Initially there will be a small number of selected developers who will present their projects on Worldproperties.com through the new Global New Home Resorts part of the site. After this initial phase, the service to present their new development/resort properties will be open to all developers and builders worldwide who meet the requirements set by GNHR.
5. How can I use the service?

  1. List builder client projects
  2. Only brokers and agents of the Member Associations of ICREA will be invited to list builder client projects, subject to approval, and/or sell to buyer clients and be assured of receiving a referral fee in case of a sale through the system.

  3. Register buyer clients
  4. The service to register interested buyer clients will be open for all members of the ICREA member associations. A system will be in place to safeguard the unique registration of buyer clients who will be notified of their registration and the associated broker and builder/developer project.


6. What are the benefits?

  1. For consumers:
  • Search for new homes and/or resorts around the world and view all the information about the property that is made available.
  • Option for registration with buyer’s agent name to obtain more information or to be contacted by the listing broker or builder/developer.
  1. For brokers/agents (only available for members of ICREA-Member Associations):
Listing Broker
  • Bring builder/developer client to the site for global marketing services including project advertising on GNHR website.
  • Determination of amount of referral fee to be paid to GNHR who will compensate Buyer Broker.
  • Participate in marketing, contact (buyer) management system, transaction management system at level desired.
Referring Broker
  • Refer builder/developer (non-listed) to site for global marketing services including project advertising on GNHR website.
  • Refer builder/developer (non-listed) to site for global marketing services including project advertising on GNHR website.
Buyer Broker
  • Register buyer clients at the site as a lead for a particular builder/developer product (registration form).
  • Participate in referral fee when registered buyer closes on registered project home. Referral fee paid by GNHR at level determined in advance by Listing Broker.
  • Use of a transaction management module where the broker can log in and track the progress of their registered buyer clients’ transaction. This will include information such as an executed contract date, deposits taken, additional deposits if required, estimated closing date, financing arrangements and closing agent.
  • Use of a contact manager module which will allow the broker to receive updated new product information, price changes and special builder/developer offerings so they can be in touch with their buyer clients on a regular basis.
  1. For builder/developers:
  • Unique offer to market new developments/resorts to a worldwide audience, while benefiting from the organizational structure of organized professional brokerage around the globe.
  • Participation at various levels. For a marketing fee (varying per service level) builder/developers are featured as advertisers and are part of an international marketing campaign managed by GNHR as contracted. The services offered are a keen mix of on line and off line opportunities.


7. Who gets paid what?

The following is a summary of fees paid to the various parties and related notes:
Builder/Developer pays GNHR a Marketing Fee based on level of participation.

  • GNHR pays 10% of Marketing Fee to Listing or Referring Broker as collected.
  • Listing broker pays a referral fee to GNHR who will compensate Buyer Broker.
  • Referring broker participates in referral fee with Buyer Agent and GNHR. (See above)
  • Buyer broker participates in referral fee when registered buyer closes on registered project home.


8. Is there a system in place for dispute resolution?

A precondition for entering into a GNHR referral agreement is that the parties agree to settle disputes arising through the referral agreement through arbitration offered either by ICREA or the Member Association, which ever is appropriate. For example, when both parties are members of NAR the regular NAR arbitration procedures will apply.
